How Often Should You Clean Condenser Tubes? (Definitive Guide)

There is no single interval that fits every chiller — frequency depends on water quality, duty cycle, and season. But the principle is simple: *clean before fouling erodes capacity, not after.*

What Drives the Interval

– *Water quality: high hardness, turbidity, or microbiology shortens the safe interval. – Duty: continuously loaded chillers foul faster than seasonal ones. – Season:* summer peak load accelerates deposition.

Two Cleaning Modes

1. *Continuous / scheduled online cleaning (ATCS): cleaning balls run on a timer or cycle with the chiller online, holding tubes near design cleanliness indefinitely. Best for high-duty or no-shutdown plants. 2. Periodic offline cleaning:* manual rod-and-brush or chemical soak during planned maintenance (quarterly, semi-annual, or annual). Cheap but interrupts operation and only resets fouling to zero at each event.

Trigger, Don’t Guess

Use measured signals rather than a calendar: when *approach-temperature rise exceeds ~0.3°C* or condenser pressure drop crosses its clean-baseline threshold, it is time to clean. An ATCS makes this a non-event by preventing the drift in the first place.
